  • Applicant Screening

We do Nation-wide criminal, credit, call on previous landlords, and employment references on every applicant. (Many companies only do state checks or not at all - this can be very costly)

  •  Maintenance/Repair Services

Under 30 minutes we do free after that it is $30/hr.  We negotiate with outside vendors and pass discounts directly to the owner.  We allow owners to use companies of their choice or get other bids if wanted. (Some management companies only allow you to use their in-house maintenance or pocket vendors that they get referral fees or percentages back from.  In-house maintenance departments aren't motivated to make long-term preventative maintenance decisions.  Several of the owners we now manage for switched to us from management companies that did most maintenance in-house.  We have significantly lowered their overall maintenance costs)  ??? Are they running a management company or a maintenance company and what are their motivations???

  • 24/7 Emergency Response

We take emergency calls 24/7.  We do not charge owner or tenant for this service. (Beware of management companies that charge the tenant for making non-emergency calls.  This causes tenants to hesitate calling the emergency line when there might be an actual emergency.)              

  • Eviction Services

No charge to owner for delivery of notices or additional charges from the management company.  (Some management companies will charge you for delivering notices or for time they spend in court)

  • Rent Collection

We have systems for tenants to pay rent online or over the phone with ACH or credit card.  We pursue rents and deliver notices without additional charge to owner.  (Most management companies do not have the ability to take credit card/online payments.  This has increased our ability to collect on-time payments)           

  • Monthly Financial Statements

Our new software beginning Jan 1st 2009 will give owners more detailed and timely information.  We will send out monthly statements as usual, but also owners will be able to get real time info online throughout the month.

  • Marketing

Included: Sign posting, Taking pictures of the property, Posting to website, Craigslist, KSL, listed with Express Rentals.  We take calls and do showings until 7pm and on Saturdays. (Many management companies charge additional for these items.  Most companies don't answer phones or do showings in the evenings or weekends.  This is the best time to get working and qualified tenants looking at your vacancy.  Beware of companies that have rigid showing times or check out keys as this seems to be the standard.  These methods just don't work.)

  • Leasing

            We do not charge owners leasing fees or bonuses.  Our goal is to retain tenants therefore avoiding expensive turnover costs and vacancies.

  • Communication

            A repeated complaint from many owners is the inability to get a hold of their management company.  We have set a priority to be available for owners at all times and return messages the same day.  Owners are transferred directly to managers cell phones if manger is not in the office.
